Challenges: Browning Townhomes is an infill development currently underway in an established residential neighborhood in Manhattan, Kansas. The project is redeveloping vacant land acquired in 2022 into four for-sale townhomes, each featuring three bedrooms and two-and-a-half bathrooms. The development required re-zoning and re-platting and involved extensive coordination with the City and neighboring property owners to address multiple easements, onsite stormwater detention, and site-specific design considerations. Construction continues on a tight site with limited access. Upon completion, the project is expected to add over $1.5 million to the local property tax base while delivering new housing and better utilizing existing city infrastructure.
