Location: Manhattan, KS
Role: Lead Developer, GP Team, General Contractor
Capital Stack: Investor equity, IRB’s, WHST grant, Construction and Permanent financing
Challenges: 716 Moro Street will be developed as a workforce housing project consisting of seven two-story townhome units. The project’s total cost of $1.25 million qualifies it for a 10% workforce housing sales tax exemption. As an infill development on a traditional ward lot, our team worked to design and entitlement a townhome project that complied with all local zoning regulations and will be maintained as affordable workforce rental housing for the next 10 years.
